Ground floor
Downstairs provides a WC, complete with a hidden washing machine and tumble dryer for your convenience.
From the entrance hall, through the wooden door you enter the open plan living and dining area. The dining table comfortably seats 6 people, and a compact kitchen with all the essential utensils to fully cater for its occupancy. Double doors lead onto a south-facing veranda and a small bridge enticing you over the stream to Mill Village green.
First floor
Comfy carpets lead upstairs to 3 bedrooms comprising of 1 twin room, 1 children’s bunk room (2’6″ beds), and 1 double room with an en-suite bathroom, providing a white suite with an over the bath shower. There is a further family bathroom providing a walk-in shower and a pretty white suite.
Outside
The south-facing deck at Keynes Cottage is an idyllic spot to soak in the beauty of the surroundings while enjoying some al fresco dining and a barbecue. With a view overlooking Mill Village green, guests are surrounded by the tranquillity of nature and the charm of the countryside.

Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact our office team to enquire.
Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.
Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.
There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.
Seasonal Closures
Somerford Lagoon Lake is closed from October – March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.
The Somerford Nines (Clearwater 1-9). The private outdoor pool closes after the October half term and does not re-open until Easter.
The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.

Finding your Property
When you arrive at the main gates of Lower Mill, please follow the road over the bridge around to the left past some visitor parking, and turn left at the crossroads to enter Mill Village. Follow the road for about 10m and you will see a parking area on your left-hand side. Please park in the designated car parking spot for Mill Village 20 (you will see a sign saying '20' at your space) or any of the nearby visitor parking spaces (these have a 'V' on the parking spaces).
Once you are parked, please continue to walk down the road you were driving along and go over a bridge that sits between the activity hub and the Estate Management building. On your right-hand side, you will see a barn, keep walking along keeping this property on your right-hand side. Just after this barn, you will see a turning to your right which leads to some Mill Village properties. Take this right turning and follow the path and properties along until you reach Keynes Cottage which is the second from the far end.

Estate Rules
- Quiet hours are observed after 11pm, we aim to maintain a peaceful and respectful environment for all residents and guests.
- Hen and stag parties, including any related activities, are not allowed on the estate premises
- Work related stays for any purpose are not permitted on the estate
House Rules
- All our properties are non-smoking.
- Upon departure, kindly ensure that the premises are left in a clean and orderly manner, with all furniture returned to its original position and rubbish removed. There are bin stores located around the estate.
- A £500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.
- Please utilise the one parking space provided at the property. Additional parking is available at the main car park if needed. Please do not park in the bays assigned to other properties.
